How to check a developer in Thailand

There are two developers in our catalogue: Global Top Group in Pattaya and Rhom Bho Property on Phuket. We added them after collecting their documents and facts. The first is a private company building since 2010, with 7 completed buildings. The second is listed on the Stock Exchange of Thailand. We add other developers only after the same check.
Developers in Thailand all advertise the same way: beautiful renders, pools, promises. We care about something else. Has the developer completed buildings before? On time? What do those buildings look like now? We talk to developers in Thai, directly with their departments, to get documents rather than promises.
The developers in our catalogue
Global Top Group, Pattaya. A private company, legal entity Chaithanin Co., Ltd. Its first building, City Garden Pattaya, was completed in 2010. Seven buildings completed, four projects under construction. A listing was discussed in 2022, but the company is still private.
Rhom Bho Property, Phuket. A public company, listed on SET under the ticker TITLE. AssetWise, a Bangkok developer, holds the controlling stake of 67.94 %. It builds The Title range on Phuket; 7 projects are in our catalogue.
How we choose
A reliable developer is not the one with the best adverts. For us, a checked developer is one where we have answered these questions:
- How many buildings have been completed, and how close to the promised dates?
- Is the company listed? If so, its accounts are open.
- Who owns the company?
- Who manages the buildings after completion?
- What do the completed buildings look like today?
Big developers are not necessarily more reliable than small ones, but more is known about public ones.
Why there is no ranking
We do not publish a top list of developers in Thailand. We do not have the data to compare all of them fairly, so we only describe those we have checked ourselves – with strengths and weaknesses. For example, Global Top Group moved the completion of Marina Golden Bay from 2023 to 2028. That is worth knowing before you book.
- Ask how many buildings the developer has completed, and when.
- Check whether the company is listed.
- Visit a completed building by the same developer.
- Check awards only in the award's own archive.
- Ask for the remaining foreign quota of the project.
