Looking for a house for sale in Thailand? Our catalogue has two gated communities of pool villas sold by the developers: Lumina Pool Villa in East Pattaya, from 12 million baht, and The Title Villa Kirara in Bang Tao on Phuket, from 29 million baht. Both are under construction. The house can be yours; the land under it cannot be registered to a foreigner, so every villa comes with a land lease or another structure that we go through before you book.

Villas are what people dream of when they think of Thailand. A private pool, a garden, no neighbours above you. A villa for sale in Thailand is also where most buyers make their most expensive mistake: they buy the house and forget to ask about the land.

So we start with the land.

The land question, first

A foreigner cannot own land in Thailand in their own name. The 49 % foreign quota you may have read about is for condos only. It does not apply to villas.

In practice, villas are sold in two ways:

  • a long-term land lease, registered at the Land Office, with the house owned separately;
  • a Thai company that owns the land.

We are cautious about the company route. If the Thai shareholders are nominees who exist only on paper, the structure is illegal and puts your money at risk. Decide how your villa will be held with an independent lawyer, before you book.

What we have

Two projects, 106 villas in total. Both are gated, both have a pool for every villa and a shared clubhouse. Neither is on the beach: if you are looking for a beach house for sale in Thailand, these are a short drive inland, and we will say so on the first call.

Pattaya and Phuket

Pattaya. Houses and villas here are mostly in the east, inland from Sukhumvit Road. Ours is Lumina Pool Villa: 69 villas with private pools, from 12 million baht, due in the fourth quarter of 2028.

Phuket. Villas sit near the west-coast beaches and in the hills. Ours is The Title Villa Kirara in quiet inland Bang Tao: 37 villas, from 29 million baht, due in the fourth quarter of 2027.

Prices for every villa type, payment plans and fees are on the city pages.

What we check before you pay

  • How the land will be held: lease terms, length, registration.
  • The developer's documents for the plot and the project.
  • The payment plan and what each payment is tied to.
  • The clause on delays: what you get if completion moves.
  • Service charge, sinking fund and transfer costs, in writing.

Living abroad? We show the site and the developer's completed projects by video.

Not ready to buy yet?

Both projects are under construction, so you cannot rent these villas yet. If you want to live in a villa first, we can find a long-term rental from 6 months.

Tell us what kind of house you need: area, bedrooms, budget, school. We will send the villas that fit, with the land terms for each. ›

FAQ

Can a foreigner buy a house in Thailand?

The house, yes. The land, no: it is held through a registered long-term lease or another legal structure. The 49 % foreign quota applies to condos, not villas.

How much does a pool villa in Thailand cost in your catalogue?

From 12 million baht at Lumina Pool Villa in Pattaya (May 2026 price list) and from 29 million baht at The Title Villa Kirara on Phuket.

Are the villas completed?

Not yet. Villa Kirara is due in the fourth quarter of 2027, Lumina Pool Villa in the fourth quarter of 2028, in phases.

Are these beach houses?

No. Both communities are a short drive from the sea: Lumina is inland in East Pattaya, Villa Kirara in inland Bang Tao.
