Aura is two-storey; the other villas are single-storey. Prices are from the developer's project table, which gives no price-list date, so we will confirm them before reservation. Reservation is ฿200,000 for Aura, Selene and Myrrha and ฿500,000 for Lyra and Xenia; 25% on signing the contract, then four payments of 15%. Maintenance is ฿85 a month per square wah (4 m² of land); the one-off sinking fund is ฿180,000 or ฿200,000. A foreigner takes the land on a long-term lease or holds it through a Thai company.

How a foreigner holds a villa
Know this from the start: the 49 % quota applies only to condo units, not to villas. A foreigner cannot register land in Thailand in their own name. Usually a long-term land lease (leasehold) or a Thai company is used. We are cautious about the company route: if the Thai shareholders are nominees, it is illegal and risky. Decide how your villa will be held with an independent lawyer, before you book.
Costs beyond the price
- service charge – 85 baht a month per square wah (1 square wah = 4 m² of land);
- one-off sinking fund – 180,000 or 200,000 baht, depending on the villa.
