What to watch for
- A private company: its accounts are not public, and the stock-exchange listing announced in 2022 did not happen.
- Delays: Marina Golden Bay was due in 2023 and is now 2026–2028; Love It Wongamat Beach has a long pre-sale.
- We could not independently confirm the Thailand Property Awards 2016 award.
- In the older buildings residents complain about worn-out building systems and cold pool water in the shade of the towers.

Global Top Group builds in and around Pattaya: the centre and the south of the city, Pratumnak, Wongamat, the north and the east. It is a private company. Is Global Top Group reliable?
Look at the facts.
Strengths. Seven completed buildings you can visit. The first has stood since 2010. According to the company, it has its own property management department that runs the buildings after completion.
Weaknesses. Dates. Marina Golden Bay was promised for 2023; the developer now names the fourth quarter of 2028. Love It Wongamat Beach's dates have also moved. As a private company, it publishes no financial statements. If you buy off-plan, allow a margin and read the clause on delays.

Praised: central locations, gated green grounds (for example at Olympus City Garden), the new high-rises.
Criticised: in older buildings, the engineering – air conditioners and plumbing. In some buildings the pool sits between blocks and the water is cool.
