Resale prices have fallen over two years: a unit sold at 79,166 baht per m² in January 2024 and at 58,333 baht per m² in March 2025. For a buyer that is honestly good news, but it is also a signal: selling quickly at a higher price may not work.
The June promotion has ended; before a viewing we check what is left.

The Cloud Pratumnak has excellent TripAdvisor reviews, rated 5 out of 5, praising the location, the units and the restaurants, shops and beaches nearby. We found no serious complaints in open sources.
How to buy

In 2024–2025, deals went from 79,000 to 58,000 baht per m². It is a chance to buy for less, but a price rise after purchase is not guaranteed.

In the developer's June 2026 promotion, one-bedroom units started at 3.15 million baht and two-bedroom units at 4.45 million baht. We confirm the current price before a viewing.
Is there a developer's warranty?
No, it has expired: the building was completed in 2016. We inspect the unit before the deal.
