Harmonia City Garden

The developer

Global Top Group, the company behind City Garden Tower and Olympus City Garden in Pattaya. Harmonia is their largest building by number of units. We talk to the developer's sales team directly, in Thai: it is the fastest way to know which units are free and in which quota.

Location

South Pattaya, Regional Land 2 off Pattaya 3rd Road. About 1.4 km to Pattaya beach, according to the developer. Big C and Sukhumvit Road are close, and so is the Pattaya Land Office, where transfers are registered. This is city life, not a seaside building: you get to the beach by scooter or taxi.

Layouts

Mostly compact:

• studio – from 20 m² (sales website) or 23.5 m² (property portal);
• one bedroom – 25 m²;
• large one bedroom – 45 m²;
• two bedrooms – about 50 m².

A 20 m² studio is a good entry price, but tight for a family on a long winter stay. Families should look at two bedrooms.

Prices

From the developer's price list (special offer, file of 1 June 2026):

• 36 units – 2,450,000 baht instead of 3,500,000 baht;
• ground-floor units with direct pool access – 2,800,000 baht.

Larger units and units in the foreign quota are available. Before booking, we check again with the developer whether the special offer still applies and which units are free.

Payment plan

According to the sales website:

• reservation – 100,000 baht;
• 50 % on signing the contract;
• 20 % in instalments over 24 months;
• 30 % on handover.

Living abroad? You can buy remotely: we show the site by video and agree the documents with the developer.

Completion

Different portals give different dates: January 2027, the first quarter of 2027, the second quarter of 2028. Old adverts even say 2023, which is wrong: the building is under construction. We suggest planning for 2028 (the third quarter, according to the developer) and we confirm the handover date with the developer.

Facilities

The developer promises:

• a pool along the full length of the complex and a jacuzzi;
• rooftop pools, a bar and a garden;
• gym, yoga room, sauna, spa and massage;
• restaurant and café;
• lobby and underground parking.

The building is not finished, so all of this is per the project. What is already built, we check in the developer's photo reports.

Reviews and management

There are no residents yet, so there can be no reviews of living here. The developer usually announces the management company and monthly fees closer to completion. We will publish the figures once they exist.

Rent

You cannot rent at Harmonia yet. If you need a rental in Pattaya now, from 6 months, we will find one in another building.

FAQ

An advert says Harmonia was completed in 2023. Is that true?

No. That is an old date from adverts. The building is under construction; the blocks are up and finishing is under way.

Can a foreigner own a unit here freehold?

Yes, within the 49 % foreign quota. We check with the developer which units remain in the quota before booking.

Which unit suits a family?

Two bedrooms, about 50 m². Studios of 20–25 m² are tight for a family on a long stay.

How much do I pay up front?

A 100,000 baht reservation, then 50 % of the price, including the reservation, on signing. The rest in instalments until handover.
