City Garden Tower is a high-rise in South Pattaya, a few minutes from the beach: 29 floors, with bay views from the upper ones. It was completed in 2018, so you can view it and move in right after the sale. If you want to buy a condo at City Garden Tower, here are the essentials:

Some sources say 30 floors. Even the developer's own channels differ; we use 29, as in the developer's presentation.
The developer
Global Top Group (legal entity Chaithanin Co., Ltd.). This is the tallest building in their City Garden range. The developer mentions a Thailand Property Awards 2016 win; we found no confirmation in the awards' archive of winners, so we treat it as advertising, not fact.
Location
Third Road at South Road – South Pattaya, the southern part of the centre. Pattaya beach and Walking Street are a few minutes' walk away. Restaurants and malls are nearby, with quick access to the roads to Bangkok and Jomtien.
The city means noise. Residents mention road noise, so check which way the windows face.
Units

Units are partly furnished: kitchen, wardrobes, two air conditioners.
Prices
From the developer's price list (June 2026 promotion), one-bedroom units:

- 17th–18th floors, city view – 4,025,000–4,400,000 baht;
- corner units with sea views, from the 19th floor – from 4,250,000 baht; on the 24th–25th floors – 6,450,000–6,550,000 baht.
Resale deals in 2024–2025 ranged from 63,600 to 111,800 baht per square metre. The spread is wide because view and floor decide everything here.
The June promotion has ended. Before a viewing we check with the developer what is left.
How to buy
Most units sold long ago. The developer sells some in promotions; the rest are sold by owners. When buying from an owner you need a certificate from the management that there are no unpaid fees. Living abroad? We show the unit and the view by video.

City Garden Tower reviews fall into two groups: about units let to tourists and about the building itself.
Praised: the balcony views over the bay, Jomtien and Pratumnak.
Criticised: road noise, long renovation works in one part of the building, and one guest found the pool "not always clean". We found no complaints about leaks or cracks.
Some owners let units by the night. To be clear: nightly letting without a hotel licence is illegal in Thailand, and the management can restrict it.
