It is the centre, with everything that comes with it: shops, cafés, massage and nightlife. Convenient – and noisy in the evening, so check which way the windows face.

How to buy
Most units here are sold by owners. For that kind of purchase one document matters: a certificate from the building management that there are no unpaid fees on the unit. Without it, the transfer will not go through. We talk to the management and the developer in Thai. Living abroad? We show the unit by video.

Residents' reviews
City Garden Pattaya reviews are honestly mixed, as for any building over ten years old.
Praised: the location (the beach and Walking Street are close), the gated grounds and security.
Criticised: wear and tear. Shower cubicles leak, old air conditioners are noisy. The main pool sits between the blocks and is shaded for part of the day, so the water can be cool.
That is not a reason to walk away. It is a reason to check the plumbing and the air conditioner in the specific unit and budget for renovation.
Service charge
Monthly fees for common areas are quoted very differently in open sources. We get the exact amount for a specific unit from the building management.
