Pattaya or Phuket: which is better for buying property?
Pattaya and Phuket are the two places foreigners buy most outside Bangkok, and they are very different. Pattaya is a city by the sea with more condos and lower prices; Phuket is an island with more villas and higher prices. Here is a side-by-side comparison to help you choose.

Pattaya is better if you want a condo in a city by the sea at a lower price: foreigners bought 4,164 condo units in its province in 2025, and the price per square metre in the centre is about a third lower than on Phuket. Phuket is better if you want a villa, island nature and a higher-end market: fewer units (1,190 to foreigners in 2025), higher prices, and land that needs careful checks on hills. The buying rules are the same in both places.
"Pattaya or Phuket?" is one of the first questions buyers from abroad ask us. We work in Pattaya, so we will be honest about both: neither is better for everyone. It depends on what you are buying – a condo or a villa – and how you plan to live.

Prices and the market
Pattaya is cheaper and has more choice. In our catalogue, condos in Pattaya start at 2.1 million baht. REIC's index for new condos in Chonburi was flat in early 2026, and developers compete with discounts and gifts – a buyer's market.
Phuket is more expensive. In our catalogue, a one-bedroom unit at The Title Sierra starts at 3.13 million baht, and villas at The Title Villa Kirara start at 29 million baht. The market is large – 705 billion baht of property on sale according to AREA – and the average new unit costs 12.8 million baht because villas pull the figure up.

Condo or villa
If you want a condo, both places work, and Pattaya gives more choice for the money. If you want a villa, Phuket has the larger villa market – but a villa means land rights rather than ownership: a lease of up to 30 years plus a superficies right on the house, explained in Can foreigners buy property in Thailand.
Living there
Pattaya is a city: hospitals, international schools and shopping are close, and people who winter here usually choose Jomtien, Wongamat or Pratumnak. Families buying a house often go to East Pattaya. The downside: traffic in the centre and flooded streets in heavy rain.
Phuket is an island: beaches and nature on the west coast, an international crowd in Bang Tao, a calmer life in the south. The downside: higher living costs, heavy traffic in high season, and hillside plots that need careful checks.
For retirees, the cost of living matters: according to Numbeo, Phuket is about 12 % more expensive than Pattaya before rent. More in Retiring in Thailand.
Seasons and rentals
Both places have a high season from November to February and a low season from May to September. Phuket is driven by tourism: 4.46 million visitors in the first half of 2025 and hotel occupancy of 79.5 %, according to CBRE. But in both places a condo may only be rented out legally for 30 days or more without a hotel licence, so count income on monthly rents, which are steadier than the tourist peak.
Natural risks
The risks are of different kinds. In Pattaya it is water in the streets: the city floods in heavy downpours and is still building its flood defences, so the question is the street and the car park. On Phuket it is the ground: slopes, landslides and flash floods, so the question is the plot itself, its height and gradient. Details for each city are in the city guides.
Which one suits whom
- Pattaya – a condo in a city by the sea, a lower budget, long winters, retirement close to hospitals.
- Phuket – a villa, island nature, a higher budget, a holiday home in a resort setting.
- Either – if you plan to rent out by the month and live there part of the year: then choose the specific building, not the island or the city.
We work in Pattaya and know it street by street, so if Phuket suits you better we will tell you – and help with the Thai side wherever you buy.
