Where to live in Pattaya: a guide to the areas

There is no single best area in Pattaya. There is the best area for the way you want to live.

The best area to live in Pattaya depends on how you want to live. For a walkable city life, start with Central Pattaya. For a condo by the sea, compare Jomtien, Pratumnak, Na Jomtien and Wongamat – they are different coasts, not a ranking. For a house, space and a car, look at East Pattaya beyond Sukhumvit Road. Area names are search labels, not official borders, so always check the exact address.

We are Nong and Ann, and Pattaya is where we work. The most common question we get from buyers abroad is "where should I live?" Our honest answer is a counter-question: how do you want to spend an ordinary Tuesday?

Choose the way of life first, then two or three areas, and only then the buildings.

Pattaya neighbourhoods are labels, not borders

Pattaya has an official city and district structure, but buyers meet a different map: the language of adverts. Jomtien, Pratumnak, Wongamat, Naklua, North Pattaya, Na Jomtien, East Pattaya. These names are useful for a first filter, but they do not guarantee the same surroundings across the whole area.

The Tourism Authority of Thailand describes Pattaya Beach, Jomtien, Phra Tamnak and Na Klua / North Pattaya as places to orient by. It does not rank them as places to live, and neither do we.

The areas

Pattaya areas · hover over an area to see its name
  • Bang Saray
  • Wongamat
  • East Pattaya (Dark Side)
  • Jomtien
  • Na Jomtien
  • Pratumnak
  • North Pattaya (Naklua)
  • Huai Yai
  • Central Pattaya
  • South Pattaya

Central Pattaya

The most urban option. Beach Road, Second Road and Pattaya Klang put the beach, shopping and services close by; Central Festival and Pattaya Memorial Hospital are useful landmarks on the map. It suits people who want to test Pattaya through everyday city life on foot. It is less suited to those who want quiet, a family base or a house. Visit the building in the day and in the evening: the centre is not convenient at every point.

South Pattaya

The southern end of the centre: Walking Street, Third Road, Thepprasit Road. City life, high-rises, quick access to the highways – and the noise that comes with it.

Jomtien

A southern coastal base close to main Pattaya, with a long beach along the road. Calmer than the centre, with the city still near. It is not the whole south of the city and not an automatic answer for every buyer.

Pratumnak

The green hill between South Pattaya and Jomtien. Views and small beaches below, condominiums on the slopes. The route to the water may involve stairs or a climb, and large shops and hospitals are off the hill. Walk it before you decide.

Na Jomtien

Further south and quieter. Treat it as its own coastal option with its own address and routes, not as a simple continuation of Jomtien.

Naklua, North Pattaya and Wongamat

The north side. Do not mix the wide northern area with the specific Wongamat beach pocket: they feel different. Terminal 21 and Bangkok Hospital Pattaya are useful landmarks here.

East Pattaya

Inland, east of Sukhumvit Road. Not one formal area but a direction for people who want space: houses, gardens, school campuses – and a car for every trip. We usually suggest it as a second step, once you know the city.

Before you choose: a checklist

  • Decide: everything on foot, or more space.
  • Pick two or three areas and visit each by day and in the evening.
  • Check the exact address of the building, not just the area name.
  • Drive your daily routes: school, work, shops, the beach.
  • For East Pattaya, test the drive at rush hour.

Rent first, then buy

The surest way to choose is to live in an area for a few months. We can find a long-term rental from 6 months, and when you know where you want to stay, we will show you the buildings there.

There is no best for everyone. Central Pattaya for walkable city life; Jomtien, Pratumnak, Na Jomtien or Wongamat for a condo by the sea; East Pattaya for a house and space.

Where do families live in Pattaya?

Many look at East Pattaya, beyond Sukhumvit Road, for space and school campuses. Check the school run from the exact address.

Do I need a car in Pattaya?

In the centre and along the coast you can manage on foot and by local transport; in East Pattaya you will need a car.

Are Pattaya area names official?

Not always. They are search labels used in adverts. Always check the exact address and its surroundings.
