Where to live in Koh Samui: a guide to the areas
On Samui, quality of life depends less on the beach and more on the road from your house to everything else.
The best area to live in Koh Samui depends on your daily route. For beach life, compare Chaweng, Lamai, Bo Phut and Choeng Mon. For a family, start with Bo Phut and the east corridor, where schools, hospitals and large shops are easier to reach. For quiet, look at Mae Nam, Ban Tai, Bang Po, Plai Laem, Lipa Noi or Taling Ngam. Then check the actual road to your house: slope, lighting and the drive in the rain.
Koh Samui areas are usually described by beaches. For a long stay, a family move or a villa purchase, that is not enough. What matters is how you get from a specific house to the school, the clinic, the supermarket, the airport or the pier, every day.
How to read the island
Samui is a ring road around a green, hilly interior. Two houses that look close on the map can be very different to live in: one is on a gentle lane off the main road, the other up a steep, unlit track.
The names are mixed too. Officially the island is divided into tambons, but adverts and everyday speech use beach and village names: Chaweng, Lamai, Bo Phut, Mae Nam, Nathon, Bang Rak, Choeng Mon, Plai Laem. Lamai is a familiar beach label, while Maret appears in a more administrative sense; neither is a legal boundary. Check the exact address and the road, not the name.
Start with a scenario
| You want | Start with | What to check |
|---|---|---|
| Beach life | Chaweng, Lamai, Bo Phut, Choeng Mon | Noise, evenings, the drive to shops |
| Family life | Bo Phut and the east corridor | The daily route to school, clinic and supermarket |
| A long rental | Bo Phut, the north coast, Lamai | Quiet, internet, everyday trips after the first week |
| Quiet | Mae Nam, Ban Tai, Bang Po, Choeng Mon, Plai Laem, Lipa Noi, Taling Ngam | Slope, road, lighting, distance to services, rain |
| A villa or a house | Mae Nam / Ban Tai, Plai Laem, Taling Ngam hills | "Villa" in an advert is not a guarantee of the property type |
| The airport side | Bang Rak, Bo Phut, Chaweng, Choeng Mon, Plai Laem | The route from the exact address, not average minutes |
| Ferries | Nathon / Ang Thong / Bang Makham, Lipa Noi, Bang Rak | The operator and the pier you actually need |

Chaweng and Lamai
The busiest beach life on the island, Chaweng more so. Good for activity and services; check the evening noise and whether the rhythm works for months, not just a holiday.
Bo Phut and Bang Rak
The north-east. Bo Phut is the easiest place to check family routes: schools, hospitals and Central Samui are within reach. Bang Rak matters as a transport point, on the airport side of the island and with a pier.
Choeng Mon and Plai Laem
The north-eastern tip: calmer than Chaweng, close to the airport side. A common starting point for villas.
Mae Nam and Ban Tai
The north coast. A quieter rhythm and a good area to look for a villa or a house, if the road and the distance to services suit you.
The west: Nathon, Lipa Noi, Taling Ngam
Nathon and the nearby piers connect the island to the mainland. Lipa Noi and the Taling Ngam hills are quiet, with sunset views; check the drive to services carefully.
Buying on Samui
Koh Samui villas and property for sale are among the most searched in Thailand. To be honest: we do not have Samui projects in our catalogue yet. We add a project only after we have checked its documents, and the land rules for villas are the same as anywhere in Thailand – the house can be yours, the land cannot. If you are looking for a villa on Samui, write to us and we will tell you what we can and cannot check.
