Living in Rayong: a guide to the areas
A quieter stretch of coast beyond Pattaya, where a car matters more than a beach club.
Living in Rayong means a quieter coast in the province south-east of Pattaya. The areas foreigners usually look at are Mae Phim beach, Ban Phe with its pier for Koh Samet, the pine-lined Suan Son beach, Mae Ramphueng beach, Rayong City for hospitals and shopping, and Ban Chang near U-Tapao airport. It suits people who want quiet and drive; it suits less those who want everything on foot.
If Pattaya feels too busy, Rayong is the next stretch of the eastern seaboard. It is a province, not a resort town: long beaches, local markets, factories inland and a provincial capital. We describe it from the coast's point of view.
The areas
- Ban Phe and Suan Son (Phe and Klaeng subdistricts)
- Ban Chang (district: Ban Chang, Phla, Samnak Thon)
- Rayong city (Tha Pradu subdistrict)
- Mae Phim Beach (Kram subdistrict)
- Mae Ramphueng Beach (Taphong subdistrict)
Mae Phim
A long beach east of Ban Phe, with condominiums near the water. Check the distance: Rayong City and the large malls are a drive away.
Ban Phe and Suan Son
Ban Phe is a local town with seafood markets and the pier for boats to Koh Samet. Next to it, Suan Son is a beach lined with pine trees. Visit both in the day and in the evening: a working pier and a quiet beach are very different neighbours.
Mae Ramphueng
A long, wide beach with trees along the shore. Check what services are within reach, especially in the low season.
Rayong City
The provincial capital and an industrial and administrative centre: hospitals, schools and large shopping centres. It suits people who work in the region more than those looking for a beach life.
Ban Chang
On the border with Chonburi province, close to U-Tapao airport. Convenient for flights and for work in the region; compare the beaches nearby with those further east before you decide.
Who Rayong suits
It suits people with their own transport, remote workers and those who value quiet over nightlife.
It suits less those who need international schools, English-speaking services or everything within walking distance. For that balance, look at Pattaya first.
Buying in Rayong
To be honest: we have no Rayong projects in our catalogue yet, so we do not quote Rayong prices. The rules are the same as anywhere in Thailand – a condo can be yours freehold within the foreign quota, land cannot. If you are looking for a condo or a house in Rayong, write to us and we will tell you what we can check.
Before you choose: a checklist
- Measure the distance from the building to the nearest large supermarket.
- Check how electricity is billed: at the official rate or by the owner.
- For a first-line condo, look at the facade: salty wind wears cheap materials fast.
- For a rental, ask the owner about the TM30 address notification.
- Rent before you buy, ideally across both seasons.
